When DR Horton set out to develop Belhaven Subdivision—a 60-acre residential community delivering 127 single-family home sites—they needed a civil subcontractor capable of executing a complex, multi-phase scope on a production builder's schedule. They turned to Trax Contracting Group.

From the first cut on raw earth through the installation of a complete underground utility network and finished community amenities, our team is managing the full civil scope at Belhaven—keeping the project moving and the lots ready for vertical construction.


60 Acres | 127 Single-Family Home Sites


Phase 1: Earthwork & Site Preparation

A 60-acre residential community doesn't build itself. Before a single utility line is laid or a foundation is formed, the land has to be shaped, graded, and prepared to perform. That groundwork is where Trax Contracting Group earns its keep.

Rough Grading

Our crews establish preliminary elevations and contours across the full Belhaven site—setting the drainage patterns and overall topography that every downstream trade depends on. Getting rough grade right isn't just the first step; it's the step that makes every subsequent step possible.

Final Grading

Final grading is where precision meets presentation. We achieve the exact finished elevations required for paving, foundations, and site improvements across all 127 lots—ensuring proper water runoff and a clean, consistent grade that keeps DR Horton's construction crews productive and on schedule.


Phase 2: Underground Utility Installation — 127 Home Sites

Every single-family lot at Belhaven needs a complete set of underground utilities before a house can go up. Our team is executing the full wet utility scope across all 127 home sites—coordinated, sequenced, and built to last.

Sanitary Sewer

Our crews are trenching, bedding, and installing the gravity sewer system serving every lot in the subdivision—holding precise grades, achieving watertight joints, and making clean connections to the public system. Every line is installed to spec and tested before backfill so there are no surprises after the lots are sold.

Storm Water

A 60-acre development moves a lot of water. We are installing the complete stormwater drainage system for Belhaven—pipe, inlets, and outfall structures—engineered to manage runoff efficiently and protect adjacent infrastructure. Our crews coordinate drainage sequencing with the grading program to keep the site functional and compliant throughout construction.

Water Line

Reliable potable water service starts underground. Our team is installing the water distribution main, service laterals, fittings, and all associated appurtenances required to bring clean water to each of the 127 home sites. All lines are pressure tested and inspected to meet local utility and health department acceptance requirements before we close the trench.


Phase 3: Community Amenities

At Belhaven, the civil scope doesn't stop at the lot line. Trax is also delivering the recreational amenity that ties the community together and gives future residents a reason to stay.

Playground Installation

We are completing the full assembly and installation of Belhaven's recreational area—including play structures, safety surfacing, and fall zone protection. Every element is installed in strict compliance with applicable safety standards, giving DR Horton a turnkey amenity space that's ready for residents from day one and built to withstand years of use.
