Phase 1: Temporary Drives & Site Access
Before vertical construction can begin on any lot, each building needs a functional, properly graded access point. Our crew installed temporary drives across all lots — graded and stoned to DR Horton's specification — keeping construction traffic moving without compromising the grades that future trades depend on.
Phase 2: Lot Pad Work & Elevation Corrections
Not every lot at Oak Vista sat at the right elevation out of the gate. Our team executed targeted pad raises and elevation corrections across multiple lot groupings to ensure buildings could be constructed with proper drainage and consistent finished grades throughout the community. Every lift of added fill was compacted to specification, tested, and coordinated with DR Horton's project management team at each stage.
Phase 3: Drainage Corrections & Swale Work
Water management is where a lot of civil contractors cut corners. At Oak Vista, Trax made it right. Our team addressed drainage deficiencies across the site — installing box drains, French drains, and reworking common swales to eliminate standing water and improve flow. Slope reshaping and rip-rap installation rounded out the drainage scope, protecting the long-term integrity of the development for DR Horton and future homeowners alike.
Phase 4: Site Cleanup
A clean site is a productive site. Before community finish-out began, our crew cleared debris, downed trees, and brush from the entrance corridor and property boundaries — delivering a site that looked and operated like a finished community, not an active construction zone.
Phase 5: Community Amenities & Finish-Out
The final phase is what turns a collection of lots into a neighborhood. Trax handled the full suite of community amenity installations at Oak Vista — all on deadline.
Entrance Monument
We constructed the brick masonry column and flag monument anchoring the Oak Vista entrance — setting the tone for the development from the road.
CBU Concrete Pad
Our crew formed and poured the centralized mailbox unit foundation to specification — proper thickness, reinforced, and finished with a clean broom texture. Photo documentation was provided prior to concrete release.
Landscaping
Oak Vista's entrance landscaping included sod installation, mulched landscape beds with stone borders, and a tree installation program per the civil landscaping plan — delivering the curb appeal that drives community pride from day one.
Privacy Fencing
We installed privacy fencing at the perimeter locations specified in the project plans, providing visual and noise separation where the community meets adjacent properties.
