Oak Vista

Oak Vista is a 33-lot townhome community in seven buildings off George Light Road in northwest Knox County. D.R. Horton brought in Trax Contracting Group for a comprehensive scope of lot improvements, drainage corrections, concrete work, and community finish-out, all with hard completion milestones written into the contract.

Temporary drives and site access

Before vertical construction could start, each building needed a functional, properly graded access point. Trax installed temporary stone drives across the lots, graded and stoned to D.R. Horton's specification, keeping construction traffic moving without disturbing the grades that later trades depend on.

Lot pad work and elevation corrections

Not every lot at Oak Vista sat at the right elevation out of the gate. Trax executed targeted pad raises and elevation corrections across multiple lot groupings, hauling in 63 loads of fill so buildings could be constructed with proper drainage and consistent finished grades. Every lift was compacted to specification and coordinated with D.R. Horton's project management team.

Drainage corrections and swale work

Trax addressed drainage deficiencies across the site, installing box drains and French drains and reworking common swales to eliminate standing water and improve flow. Slope reshaping, rip-rap, and straw matting rounded out the drainage and erosion control scope, protecting the long-term integrity of the development.

Site cleanup

Before community finish-out began, the crew cleared debris, downed trees, and brush from the entrance corridor and property boundaries, delivering a site that looked like a finished community rather than an active construction zone.

Community amenities and finish-out

Trax handled the full suite of amenity installations that turn a collection of lots into a neighborhood. The crew built the brick masonry column and flag monument at the Oak Vista entrance, formed and poured the reinforced concrete pad for the centralized mailbox unit with photo documentation before release, installed entrance irrigation, sod, mulched beds with stone borders, and trees per the landscape plan, and installed privacy fencing at the perimeter locations called out in the project plans.

Deadlines met

Oak Vista had firm completion dates for landscaping and fencing baked into the contract. Trax plans the work accordingly: when D.R. Horton puts a date on the contract, it goes on the schedule and gets hit. Trax delivers this kind of multi-faceted residential sitework for builders across Knox County and East Tennessee under one subcontract and one point of accountability.
