Lenoir City, TN // Client: Cornerstone Creations
Scope of Work
West Lane is a 5-acre residential site in Lenoir City, Tennessee, being developed into four home lots for Cornerstone Creations. Trax Contracting Group is the sitework contractor on the project, self-performing the civil package from clearing through wet utilities so the builder gets finished lots from one crew on one schedule.
Work started in September 2026 with clearing and grubbing across the property and demolition of what stood on the site. Trees, stumps, and debris were removed and hauled, leaving a clean footprint for the grading crew to build on.
About 6,000 cubic yards of earth is being cut and placed to bring the four lots and their access to design grade. Small infill sites like this one leave little room to stockpile, so grading is sequenced with the utility work rather than run as a separate phase.
Storm drainage is being installed to move runoff off the lots and into the system as designed, with erosion and sediment controls maintained through construction as required on any disturbed site over an acre in Tennessee. Erosion control stays in place until the lots are stabilized.
The utility scope covers 800 linear feet of sanitary sewer and 1,500 linear feet of water line to serve the four lots, installed by the same Trax crews that handled the earthwork.
West Lane sits a few minutes from the Trax yard on US-70 in Lenoir City, which keeps mobilization short and lets the crew respond the same day when the builder needs something moved. Trax serves developers and home builders across Loudon County and the rest of East Tennessee with turnkey civil sitework: clearing, demolition, mass grading, storm drainage, sanitary sewer, water distribution, and erosion control.
